Work it out yourself first

Eight calculators, each on its own page, each recalculating as you type. Your figures live in the address bar, so a result is a link you can send to a partner, an agent or an accountant.

No email address is required to see a number, nothing is stored, and every figure is illustrative. If a calculator here tells you something surprising, that is worth a phone call rather than another hour of typing.

What these do and do not do

They are all standard amortisation arithmetic, implemented carefully and computed entirely in your browser. They deliberately do not model escrow shortfalls, temporary buydowns, per-diem interest at closing, prepayment penalties, seller credits, transfer taxes or mid-term rate changes. Real closing figures differ from any model, sometimes by a lot.

What they are good for is direction. Whether a refinance is worth it at all. Whether the binding constraint on your price is your income, your debts or your cash. Whether an extra two hundred dollars a month is worth more than a lower rate. Those questions have clear answers and you should not need to ask anybody to get them.

Sharing a result

Every input is written into the address bar as you change it, so the page you are looking at is already a link. Copy it, send it, and whoever opens it sees your figures rather than the defaults. The email field on each page is a demonstration of the pattern and sends nothing — the “email it myself” button beside it opens your own mail client and genuinely works.
