A CPA, EA or licensed tax preparer writes the profit and loss statement. Sometimes that beats a year of deposits.

01Who this is for
  • Businesses with a genuinely low deposit volume but healthy margins — consultants, licensed professionals

02What it needs from you
  • A 12 or 24 month profit and loss statement prepared and signed by a licensed third party
  • That preparer’s licence number and contact details, so the lender can verify it
  • Two months of bank statements as a sanity check against the P&L
  • Business existence documents and your ownership percentage
03What it costs you — the honest part
  • The preparer has to be a third party. Your own bookkeeping software export will not do it.
  • If the bank statements contradict the P&L badly, the file dies. Consistency matters more than size.
  • Fewer lenders offer it than offer bank statement loans, so the pricing spread is wider.
04How a file like this moves
  1. Ask your preparer first

    Before anything else. If they will not sign a P&L for lending purposes, this route is closed and we take another.

  2. Reconcile it yourself

    I compare the P&L against two months of deposits before a lender does. Surprises are cheaper found here.

  3. Match the file to the lender

    Some price P&L exactly like bank statements. Some add a quarter point. That is worth shopping.
