What this site is
A demonstration of a website design, built to show how a single-broker mortgage practice could present itself. Odette Fontenot does not exist. Fontenot Mortgage does not exist. No entity behind this site is licensed to originate, broker, arrange or fund a mortgage loan anywhere.
No offer, no quote, no lock
Every rate, payment, ratio, expense factor, divisor, coverage minimum, down payment and timeline shown anywhere on this site is illustrative. None of them is an offer of credit, a pre-qualification, a pre-approval, an application decision, an annual percentage rate, a rate lock, or a commitment to lend. Programme rules described here are generalisations that vary between lenders and change over time.
No advice
Nothing here is financial, tax, legal or mortgage advice, and no fiduciary or advisory relationship is created by reading it or by using a calculator. Decisions about borrowing should be made with a licensed professional who has seen your actual circumstances.
The calculators
The arithmetic is standard and is implemented carefully, but it necessarily simplifies. It does not model escrow shortfalls, mid-term rate changes, prepayment penalties, temporary buydowns, per-diem interest, transfer taxes, seller credits, mortgage insurance cancellation requests, tax reassessment on sale, or the dozen other things that make a real closing statement different from a model. Results are estimates for orientation and nothing more. Use them to ask better questions, not to make a decision.
Forms and submissions
No form on this site transmits or stores anything. Submitting one produces a thank-you state in your browser and nothing else. Do not send anything here that you would need to have arrived. Nobody will contact you, because nothing reaches anybody.

Where this site links outward — the share buttons, for example — those destinations are operated by other people under their own terms. This site makes no representation about them and receives nothing from them.

The site is provided as it is, with no warranty of availability, accuracy, fitness or non-infringement. Content may be edited or removed at any time without notice.

To the fullest extent permitted by law, no liability is accepted for any loss arising from use of, or reliance on, anything published here. Given that nothing here is real, reliance on it is the thing this document most wants to discourage.
Intellectual property
The design, code, written content and generated artwork are the work of the studio that built this template. Photographs are licensed stock; the photographers are credited in the repository’s CREDITS.txt under the terms of the Pexels and Unsplash licences.
Governing law
The demonstration practice is set in Louisiana, and any question about this page would be read in that light. Since there is no contracting entity, no transaction and no consumer relationship, this section exists for completeness rather than effect.
