On a Gulf South rental, quote the insurance first

The premium decides more deals here than the interest rate does, and it arrives late enough to break them.

Somewhere in the middle of a DSCR file, the insurance quote arrives. On a coastal market it can be several times what a buyer assumed, and because it sits inside the payment, it goes straight into the coverage ratio. A deal that worked at a ratio of 1.18 can be under 1.00 the day the premium lands.

Why it hits harder on investment property

  • On an owner-occupied loan the premium affects affordability. On a DSCR loan it affects qualification directly, because the ratio is rent against the full payment.
  • Flood and wind are frequently separate policies, and an elevation certificate can change one of them dramatically.
  • A double or small multi is not always rated the way a single-family house is, and the difference is not small.

The order that works

  1. Get an insurance quote before you get excited about the rate.
  2. Model the ratio with that premium in it, not with a placeholder.
  3. If the ratio is short, price both fixes side by side — more money down, or an interest-only period — because they cost very different things.
  4. Only then shop the rate.

This is unglamorous and it is the difference between a file that closes and a file that dies in week five.
